What Should I Do If I Found Problems Before We Moved But Already Signed The Lease?

Two days after we signed the lease we found many problems such as dirty wooden floor, carpet not throughly vacuum, missing screen windows, tares on screen window, shelves are not even, light switches around the place are not working, bathroom fan making a very loud noise, kitchen cabinets hit other objects; such as air ventilation, bathroom door, refrigerator door will not open all day and dents eevn though its brand new. Many other things. I spoke to the property management and they said things are like that and that there’s nothing they have to do.They said that we have to take care of things. I’m afraid to move my wife and daughter there and that they might charge all the services out of our deposit when we have not moved and lived in the property. Please help.

When you rent a place, you must receive the conditional report for the property. If they did not give it to you, then you can argue however, if you forgot to check the report although all the problem were state in there, then it will be at your fault. However, when there are some problem at the property, the owner must fix the problem. eg, missing screen windows, tares on screen window, shelves are not even, light switches around the place are not working, bathroom fan making a very loud noise, kitchen cabinets hit other objects; such as air ventilation, bathroom door, refrigerator door will not open all day and dents. I am not sure which country you are from, however, normally, these things are all covered by the owner of the property. Maybe dirty wooden floor might need to clean up by yourself. However, when there are stain in the carpet, you must let the agent know. Firstly, you must take all the pictures with the date on it. And lists all the problem and talk to your agent.

Write a letter to the Property Management Company and list all the problems and have them acknowledge your letter by signing and dating it and returning it to you.
The Property Management Company usually contacts the owner of the property and tell them about the problem. The owner is making the decision, if they want to fix that problem or not, unless of course it is a major problem like leaking roof or water damage.
